Principles for Customer-Oriented Business Conduct
1. Pursuit of the best interests of customers
Based on the asset management agreement concluded with Mitsui Fudosan Logistics Park Inc. ("MFLP-REIT"), Mitsui Fudosan Logistics REIT Management Co., Ltd. (hereinafter "the Company") aims to maximize MFLP-REIT's unitholder value by expanding the asset size, conducting LTV management and realizing continuous DPU growth, as well as enhancing the stability of investment unit price and the liquidity through expansion of market capitalization.
2. Proper management of conflicts of interest
The Company conducts asset management by maximizing the use of the business platforms (property pipelines, client network, etc.) of Mitsui Fudosan and other sponsor companies in the logistics facilities business. On the other hand, there is concern about conflicts of interest between customers and the Company or interested parties. Therefore, in an aim to prevent beforehand unfair and unjust transactions, in addition to complying with laws and regulations, the Company established internal rules such as “Interested Party Transaction Rules” and built an organizational structure.
3. Clarification of fees, etc.
The structure for the asset management fees the Company receives from MFLP-REIT is indicated clearly and the actual asset management fees received for each fiscal period are disclosed as attached.

4. Provision of important information in an easy-to-understand manner
In addition to information disclosure complying with laws and regulations from the perspective of securing transparency, the Company discloses in a timely and easy-to-understand manner information believed to be necessary and appropriate for investors when making investment decisions.

5. Provision of service suitable for customers
The Company conducts asset management with a goal of securing stable revenue over a long term through investing mainly in logistics facilities while taking into consideration the opinions and needs of investors, which the Company collects through the IR activities (including conference calls, video, etc.) mentioned below.
・IR meetings for domestic and overseas institutional investors
・Presentations for individual investors
・Participation in seminars for individual investors hosted by various organizations
6. Framework for providing adequate motivation to employees
The Company is making efforts to arrange a workplace environment with higher quality in order to improve the motivation of its employees and enable them to work more efficiently in creative tasks for pursuing the best interests of customers. Furthermore, in addition to the various trainings and subsidy systems the Company provides for employees to maintain and improve their advanced expertise in real estate, financial and other fields as well as professional ethics, the Company is striving to enhance its systems for achieving work-life balance and welfare programs as part of its efforts to provide various work style options for employees so that they can continue working with peace of mind.
