Principles for Customer-Oriented Business Conduct
Mitsui Fudosan Logistics REIT Management Co., Ltd. (hereinafter "the Company") has determined the following policies under the "Principles for Customer-Oriented Business Conduct," which were announced by the Financial Services Agency on March 30, 2017.
*As we are only engaged in managing the assets of Mitsui Fudosan Logistics Park Inc., we have not established any policy regarding the sale or recommendation of financial products and services or the structuring of financial products that correspond to Principle 5 (Notes 1, 2 and 4), Principle 6 (Notes 1-4, 6 and 7) and Supplementary Principles 1, 2 and 3 of this policy.
1. Formulation and announcement of a policy regarding customer-oriented business conduct
The Company has formulated and announced a policy for achieving customer-oriented business conduct in the asset management of Mitsui Fudosan Logistics Park Inc., and also makes the status of the efforts toward it public on a regular basis.
2. Pursuit of the best interests of customers
The Company, as an asset management company of Mitsui Fudosan Logistics Park Inc., maintains a high level of expertise and a sense of professional ethics, conducts operations for customers in good faith and with fairness, and promotes the best interests of customers. In addition, the Company makes efforts to establish business conduct like this as part of its corporate culture.
3. Proper management of conflicts of interest
The Company accurately identifies the possibility of conflicts of interest with customers, and if there is a possibility of a conflict of interest with customers, manages the conflict of interest in an appropriate manner in accordance with laws and regulations and internal rules.
4. Clarification of fees, etc.
The Company provides detailed information on the rewards for asset management that Mitsui Fudosan Logistics Park Inc. pays to the Company, including the type of service for which the rewards are paid, so that customers can understand the details.
5. Provision of important information in an easy-to-understand manner
The Company provides important information regarding Mitsui Fudosan Logistics Park Inc. to customers in an easy-to-understand manner.
6. Provision of service suitable for customers
The Company makes efforts to understand the needs of our customers and conduct proper asset management, and also provides information in a careful manner.
In addition, we will proactively provide information to Mitsui Fudosan Logistics Park Inc.'s unitholders and all other customers so that they can easily understand the REIT's structure and management.
7. Framework for providing adequate motivation to employees
The Company provides training to employees and encourages them to obtain a variety of licenses in order to help them to thoroughly take actions for pursuing the best interests of customers and managing conflicts of interest in an appropriate manner.
In addition, we will ensure that our employees understand these principles and develop a system to support and verify their work.
8. Product Governance
In its “Principles for Customer-Oriented Business Conduct,” the Company sets forth the following in response to the supplementary principles for governance in order to ensure provision of products tailored to the best interests of customers (hereinafter “Product Governance”).
- By cooperating with the financial institutions that are the point of contact with its customers, the Company will continually examine the salability of Mitsui Fudosan Logistics Park Inc.’s investment units, and utilize that for the improvement of its asset management and services.
- The Company provides information regarding its asset management system, etc. to its customers in an easy-to-understand manner.
Additionally, the Company does not outsource its management.
